    ❓What about your ASB procedure?I often talk about the inportance of your ASB policy, making sure it sets a solid foundation for clear, prompt and effective decisions. It also justifies your position to internal and external review (even more important with tighter regulation and increased awareness of the ASB Case Review) and helps manage expectations.Your ASB procedure is equally important, putting in place the practical steps to achieve the policy commitments.I frequently support organisations to create effective procedures.Given so many organisations will be (or should be!) reviewing their ASB procedure to ensure it helps achieve the most positive outcomes (hello, tenant satisfaction measures!) and promotes compliance with regulatory changes, I thought I'd share some common observations:1. Often I see procedures which cover points far better suited to the policy (or may be duplicated in both). Creates unnecessarily long documents, which dilutes the valuable bits, and risk of contradiction if one doc is revised without the other2. Lots of ASB procedures contain information that is better suited to a seperate guidance doc or process for use of individual enforcement powers. Keep the ASB procedure to case management steps/considerations to avoid it becoming difficult to navigate.3. Absolute statements of things that WILL be done in all cases. A good procedure should provide guidance and consistency of approach, whilst also allowing for professional judgements determined on the circs of each case.Hope this is helpful - shout up if it raises any questions!#ASB #ukhousing #procedures #consumerstandards #regulation #ASBcasereview

    🎄 ASB Advent Day 2 - Neighbour Disputes 🎄 Let’s not try and fit a square peg into a round hole. Take the housing related defintion of ASB: “Conduct capable of causing nuisance or annoyance to any person”This tells us there must be:✔️ Behaviour that meets the threshold to be reasonably considered anti-social ✔️ Someone who is causing that behaviour ✔️ Someone is impacted by the behaviour ✔️ Credible evidence to the relevant standard of proofNeighbour disputes often do not have these elements:❎ The issues reported do not meet the threshold to be ASB (even when applying a harm centred approach)❎ There isn’t a clear victim or perpetrator. A dispute can be defined as ‘a heated exchange of differing views’. Both parties have to be contributing to be a ‘dispute’❎ There often won’t be credible evidence to take action Dealing with neighbour disputes under an ASB policy is likely never to end positively: ‼️ Raised expectations, dissatisfaction and complaints ‼️ Increased tensions between parties ‼️ Time wasted trying to find an ASB solution that doesn’t exist What can you do?✔️ Triage reports ✔️ Be clear on your types of responses in these cases and the outcomes you are trying to acheive ✔️ Don’t manage cases under your ASB policy - concentrate on fostering good relationships.     Kanozi Mlotha (Adjudicator General) highlighted the importance of understanding what you are buying into. For example, if you don’t pay your levies it will result in disputes.     Just wrapped up an insightful continuing education course during my lunch break, and I couldn't wait to share! A big thank you to Kerri Poe, CSSC and John Pinto for hosting such an enlightening session today.Today's class shed light on the significance of structured settlements, not only from the insurer's perspective but also for the well-being of the injured worker. It's incredible how nuances and small details can make a significant impact from claim to claim, and this course truly delved into those intricacies.One aspect that particularly stood out was the discussion on Special Needs Trusts (SNTs) and how they can play a crucial role in structured settlements. I hadn't fully appreciated the potential benefits until now, and it's clear that they can make a world of difference.Continuing education is not just about fulfilling requirements; it's about expanding our knowledge base and staying updated on industry advancements.
